BACKGROUND:
The subject Resolution amending approval dedicating a portion of Cherry Hill road and Spencer Road as public right of way is tied to a previously approved annexation associated with 97.1 acres of land located at the southeast corner of Cherry Hill Road and Spencer Road. The annexation, zoning reclassification to I-1 (Light Industrial) zoning district, annexation agreement and supplemental road dedications were approved by the City Council at its May 17, 2022, meeting at the request of the developer, Northern Builders, Inc. The previous annexation was done so to support future development of two office and warehouse buildings.
The amended dedication is needed to correct the PIN number of the adjoining property. The information on the previous resolution is incorrect.
CONCLUSION:
Acceptance the subject dedication will allow for construction of a three-lane road with construction of future public improvements along the south side of Spencer Road and east side of Cherry Hill Road as its adjoining property develops in the future.
