BACKGROUND:
The subject Resolution approving dedication of a 2.43-acre portion of Spencer Road as public right of way is tied to a previously approved annexation associated with 97.1 acres of land located at the southeast corner of Cherry Hill Road and Spencer Road. The annexation, zoning reclassification to I-1 (Light Industrial) zoning district, annexation agreement and supplemental road dedications were approved by the City Council at its May 17, 2022, meeting at the request of the developer, Northern Builders, Inc. The previous annexation was done so to support future development of two office and warehouse buildings.
The subject dedication of public right of way was previously included in the resolution dedicating right of way along the southeast corner of Cherry Hill Road and Spencer Road. The resolution as proposed would dedicate the right of way along the north side of Spencer Road as shown in the attached exhibit, thereby giving this segment of right of way its own resolution and formal dedication.
CONCLUSION:
Acceptance of the subject dedication will allow for construction of a three-lane road with construction of future public improvements along the north side of Spencer Road as its adjoining property develops in the future.
