BACKGROUND:

The petitioner, East Gate Logistics Park Chicago, LLC, is requesting approval of the Annexation of two parcels located south of W. Manhattan Road (18651 W. Manhattan Road and parcel south of 18651 W. Manhattan Road).  Zoning classification of these properties will follow at upcoming Plan Commission and City Council Meetings. Existing zoning is A-1 (agricultural) zoning district in Unincorporated Will County. These properties will provide contiguity to the remaining East Gate Logistics Park holdings (approximately 919.4 acres) that were part of the amended and restated Annexation and Development Agreements approved in December 2021.  The 9.727 acres and 45.5 acres subject properties in question are owned by the petitioner. There are no current development plans identified for these parcels at this time. 

The previously approved Conceptual Site Plans are attached as a general depiction of the potential development of the East Gate property in this area. The Concept Site Plans are not intended to, and do not constitute, any variances, waivers, or modifications of any zoning, subdivision, water or sanitary sewer, land use, or construction requirement of the city. Similarly, the Conceptual Site Plans do not impair or restrict the property or development rights of the owner. 

RECOMMENDATION OF THE ADMINISTRATION:

The Administration recommends the Mayor and City Council approve the following:

1.                     Ordinances Regarding the Annexation of Certain Parcels (parcel at 18651 W. Manhattan Road and parcel south of 18651 W. Manhattan Road).
