BACKGROUND:
Westside Joliet Real Estate Partners, LLC, the petitioner, seeks approval of an off-site easement for storm water detention for Westside Joliet Real Estate Subdivision LLC, Unit One, which is located at 2100 Essington Road. The City Council approved the Preliminary Plat for Westside Joliet Real Estate LLC Subdivision and Final and Recording Plats of Westside Joliet Real Estate LLC Subdivision, Unit 1 on January 19, 2021 in order to allow a three-lot commercial development that will include a self-storage facility located at 2100 Essington Road. The City Council also approved the Special Use Permit for the self-storage facility at the January 19, 2021 meeting.
A condition of approval for the Preliminary, Final and Record Plats was that development of Lots 1-3 would not be permitted until a storm water detention easement was provided and recorded. The petitioner is ready to begin development on Lots 1-3 and has completed the design of the storm water detention basin for these lots, which will be located off-site, on Lot 5. The plat of off-site stormwater detention easement is included with the Council Memo packet. Storm water detention for Lots 4 and 5 shall also be provided on Lot 5 but not until the platting and development of these lots.
CONCLUSION:
The approval of the off-site easement for storm water detention for Westside Joliet Real Estate Subdivision LLC, Unit One will allow the petitioner to fulfill the obligation outlined in the Preliminary, Final and Record Plat approvals that a storm water detention easement be provided and recorded.
